General Terms
First The amount, previously agreed by both parties, is set out in detail in the booking confirmation. As soon as FEELSAMPA receives payment of 20% of the total booking amount, it will send a provisional confirmation by email to the email address provided by the GUEST at the time of booking; the booking deposit will not be refunded once payment has been made. The remaining 80% of the booking must be paid by the GUEST upon check-in at the apartment. Once the full amount of the booking has been paid, FEELSAMPA will provide the guest with the final booking confirmation, along with the apartment keys.
Second- It is the responsibility of the client to communicate any travel dates or changes, changes in the number of occupants or cancellations before the date of arrival. Meanwhile, FEELSAMPA will make every reasonable effort to accommodate changes, all requests are always subject to availability. Cancellations must remain free of charge up to 30 days before the GUEST's arrival date. For reservations cancelled between 29 to 1 day(s) before the arrival date, the cancellation penalty of each channel through which the reservation was made will apply.
Third- Before the keys to the apartment are handed over, the GUEST must: Pay the amount relating to the deposit indicated at the time of booking. The purpose of the deposit is to ensure the return of the apartment and its contents in the same condition as they were delivered. The deposit will be returned in full, within 7 days of departure, provided that the condition of the apartment and its contents is the same as at the time of handover.
Fourth THE GUEST and all accompanying persons on the booking, as well as any guests accessing the apartment, must pay attention to the following: 1) Respect the quiet hours of the building's residents, which are between 10 PM and 8 AM. 2) Do not permit any type of party or gathering of people that exceeds the apartment's occupancy limit. In the event of a complaint from neighbours regarding loud music, parties at the property, or if the police need to be called, FEELSAMPA has the right to ask the GUEST and accompanying persons to leave the apartment immediately. In this case, the GUEST will not be entitled to any refund of amounts contracted in the booking.
Fifth The GUEST shall facilitate access to the apartment for FEELSAMPA during their stay, provided that they are previously notified by FEELSAMPA and informed of any absolutely necessary actions that must be carried out before the end of the reservation, such as: any type of urgent repair, or problems mentioned by the GUEST inside the apartment.
Sixth The GUEST is responsible for any damage caused to the apartment or its contents, as well as to the common areas of the building, whether caused by them, by the persons accompanying the booking, or by any guest of the apartment. FEELSAMPA shall not be responsible for any loss or damage to the GUEST's belongings. The GUEST is solely responsible for their own losses or damages. If the value of the damage or faults in the apartment exceeds the security deposit amount, FEELSAMPA has the express authorisation of the GUEST to charge the necessary amount to cover the damages to the credit card specified by the client on the booking confirmation form. All sheets and towels are property of FEELSAMPA, and their loss will incur a charge of €20 per item. These items are available for purchase upon request.
Seventh Apartment Terms of Use: 1) FEELSAMPA is not responsible for the loss of belongings, theft, or damage to guests' personal items. 2) FEELSAMPA is not responsible for the inactivity of the ADSL service if the problems lie with the operator. 3) The GUEST agrees that, in addition to the security deposit, FEELSAMPA may charge the tenant €50 for each set of keys lost or not returned, and €20 for each parking card or garage key set lost or not returned. 4) The GUEST acknowledges that the use of the apartment in which they will be staying is governed by Decree-Law no. 128/2014, of November 2014, created by the legal regime governing Local Accommodation.
Eighth FEELSAMPA reserves the right to cancel any booking if the apartment booked is deemed unfit for occupation due to technical failures, natural disasters, riots, and acts of God. These cases will be communicated immediately, and the client will receive a full refund. FEELSAMPA shall not be liable for any other costs to the client arising from such cancellation.
